1. General Framework
1.1 These Terms and Conditions apply to all property maintenance, handyman, plumbing, and electrical services provided by Capital Fix and Maintain (a trading name of Firtree Build Ltd, hereafter referred to as “the Company”) to residential homeowners, landlords, commercial clients, and property management/letting agencies (hereafter referred to as “the Client”).
1.2 By booking a service via our website, telephone, email, or third-party automated software engine, the Client agrees to be legally bound by these Terms and Conditions.
2. Quotations, Bookings, and Cancellations
2.1 Services are booked and dispatched automatically based on the trade skill set required.
2.2 All bookings are subject to our minimum call-out fees as outlined in Section 3.
2.3 The Client must provide a minimum of 24 hours’ notice for cancellations or rescheduling. Cancellations made less than 24 hours before the scheduled arrival window will incur a cancellation charge equivalent to our minimum call-out rate for the booked trade tier.
3. Pricing and Billing Tiers
3.1 The Company operates on a strict two-tier pricing structure billed in 30-minute increments.
3.2 After the initial minimum period, any time tracking into a new 30-minute block will automatically be rounded up to the nearest full 30-minute increment.
3.3 Tier 1: General Handyman Services. Minimum Call-out (First 30 Minutes): £50.00 (+ VAT). Subsequent 30-Minute Blocks: £25.00 (+ VAT).
3.4 Tier 2: Specialized Plumbing & Electrical Services. Minimum Call-out (First 30 Minutes): £60.00 (+ VAT). Subsequent 30-Minute Blocks: £30.00 (+ VAT).
3.5 Premium and Out-of-Hours Surcharges: Standard Hours are Monday to Friday, 8:00 AM to 6:00 PM. The Out-of-Hours rate (1.5×) applies Monday to Friday, 6:00 PM to 10:00 PM, and Saturdays, 8:00 AM to 6:00 PM. The Emergency rate (2×) applies Monday to Saturday, 10:00 PM to 8:00 AM, and all day Sundays and Bank Holidays.
4. Material Sourcing, Procurement, and Warranties
4.1 If specialist parts or materials are required to complete a job, the technician will source them from a local trade merchant.
4.2 Procurement Charges: The Client will be billed a flat trade collection fee of £25.00 (+ VAT) per merchant run.
4.3 All materials supplied by the Company are subject to a 20% Sourcing and Warranty Fee added to the wholesale retail price.
4.4 This 20% fee covers logistical handling and guarantees that if a component supplied by Capital Fix and Maintain fails due to a manufacturing defect within 12 months, the Company will manage the return, replacement, and re-installation at no further cost to the Client. This warranty does not apply to materials supplied directly by the Client.
5. Waste Management and Debris Removal
5.1 The Company is a registered waste carrier with the Environment Agency. Technicians cannot dispose of commercial waste via domestic residential bins.
5.2 For low-volume debris produced during the job, a flat Disposal & Environmental Fee of £20.00 (+ VAT) will be appended to the invoice.
5.3 For mid-to-high volume waste (such as bathroom suite extractions or fencing tear-downs), the cost of commercial skips, HIPPOBAG clearance systems, or third-party subcontracted waste clearance trucks will be passed directly to the Client’s final bill, subject to a standard 20% administrative markup.
6. B2B Property Management & Key Collection
6.1 For letting agents and professional property managers, Capital Fix and Maintain provides a key collection and return service directly from local high-street branches in the Enfield, Barnet, and Southgate areas at no additional cost.
6.2 It is the responsibility of the letting agent to ensure that accurate key tags and authorization codes are provided. Delayed entry due to incorrect or missing keys at the branch will be billed under the standard hourly labour rate.
7. Domestic Reverse Charge (DRC) VAT and CIS Compliance
7.1 Firtree Build Ltd is registered for VAT (VAT Registration Number: 15865037) and the Construction Industry Scheme (CIS).
7.2 Where B2B services fall under the scope of the HMRC Domestic Reverse Charge for VAT, the Client must notify the Company of their VAT and CIS status prior to invoicing, allowing the appropriate reverse-charge tax codes to be applied in the Company’s accounting software.
8. Liability and Insurance
8.1 The Company maintains Public Liability Insurance coverage up to £2,000,000.00 across domestic and commercial properties.
8.2 Firtree Build Ltd is not liable for structural surprises or pre-existing property defects uncovered during standard maintenance procedures.
9. Parking, Congestion, and Low Emission Zone Charges
9.1 It is the sole responsibility of the Client to provide or arrange valid, legal parking for the Company’s vehicle within close, safe proximity to the property boundary during the scheduled booking window.
9.2 Acceptable parking arrangements include a private driveway, a pre-arranged visitor’s parking permit (scratchcard or digital voucher), or an active, unrestricted resident’s bay.
9.3 Pay-and-Display and Public Parking Surcharges: Where free or permit parking is unavailable and the technician must use a local council Pay-and-Display bay, phone-parking app zone, or commercial car park, the exact parking cost will be added directly to the Client’s final invoice.
9.4 Penalty Charge Notices (PCNs): If a Client explicitly instructs a technician to park in an unauthorized zone, on a restricted yellow line, or within a private estate without a valid permit, any resulting Penalty Charge Notices issued by the local authority or private parking enforcement firms will be billed to the Client at the full maximum fine rate.
9.5 Central London & Ultra-Low Emission Zones (ULEZ): While the Company’s vehicles are fully compliant with standard ULEZ regulations, if a Client books a job requiring travel through the London Congestion Charge zone, the applicable daily charge will be added to the invoice as a separate line item.
